Who writes our content
Guides are written by the Ambition Lending credit team — the people who underwrite, close and service our loans — and reviewed under the editorial oversight of Sydney Kibuuka, Founder & CEO. Each guide shows the date it was last reviewed.
Our standards
- Answer first. Each page answers its question in the opening sentences, then explains.
- Primary sources. Statistics, laws and program rules link to the original source — U.S. Census Bureau, federal agencies (SBA, HUD, EPA, CFPB), Fannie Mae and Freddie Mac guides, state statutes and city codes.
- Our own terms, accurately. When we describe Ambition Lending's loans we state only terms we actually offer, as ranges that depend on the deal. Nothing on this site is an offer or commitment to lend, and we never promise approval or a closing date.
- No fabrication. We do not publish invented statistics, testimonials, reviews, clients or quotes.
- Examples are illustrations. Worked examples and calculator results are estimates to show the math, not quotes.
- One page per question. We update existing guides rather than publishing near-duplicates, and redirect retired pages to the best current answer.
Conflicts of interest
Ambition Lending is a lender, and we benefit when investors borrow from us. We say so plainly, compare our loans fairly with other options (banks, conventional, SBA, agency and other lenders) and tell readers when another type of financing fits better.
Not advice
Our content is general education for business-purpose real estate investors. It is not legal, tax, accounting or investment advice. Laws and program rules change; confirm details with your attorney, CPA or the source agency.
Corrections
If you find an error, email info@ambitionlending.co with the page and the issue. We review every report, correct confirmed errors promptly and update the page's review date.
Market data
City figures come from the U.S. Census Bureau's ACS 2020–2024 5-year estimates, as described on each page and in the Investor Market Index methodology.
