How Much Down Payment Does a DSCR Loan Require?

By the Ambition Lending credit teamUpdated 6 min read
In short

A DSCR loan down payment is the purchase price minus the loan amount, and it varies by lender, property and DSCR.

A DSCR loan's down payment is simply the purchase price minus the loan amount, and there is no universal percentage: each lender sets a maximum loan-to-value (LTV) that depends on the property, the borrower and how well the rent covers the payment. The honest answer to "how much do I need down?" is to get a written quote on the specific property, then plan for closing costs and reserves on top.

This guide explains what drives the down payment, how to calculate your cash to close, and what to line up before you apply. For the basics of the loan, see DSCR loans explained or Ambition Lending's DSCR loans for investment properties.

Key takeaways

  • Down payment = price minus loan. The loan is capped by a maximum LTV that the lender sets.
  • It is not one fixed number. Property type, purchase versus refinance, borrower profile and rent coverage can all move it.
  • Cash to close is more than the down payment. Budget for closing costs, prepaids, appraisal and reserves.
  • The property has to cash flow. A larger down payment lowers the payment and raises DSCR; test it in the DSCR calculator.
  • Ambition Lending's DSCR loans qualify on property cash flow, typically at 1.0x or higher, with no personal income documents, and are business-purpose only.

What sets the down payment on a DSCR loan?

Three things: the lender's maximum LTV, the appraised value or purchase price, and how the lender views the file. LTV is the loan amount divided by the property's value; the down payment is whatever the loan does not cover. A lender that will lend up to a given LTV on a deal will require you to bring the rest in cash.

Lenders commonly adjust the maximum based on factors such as:

  • Purchase or refinance. Cash-out refinances are usually sized more conservatively than purchases, because the borrower is taking equity out.
  • Property type. A single-family rental, a condo, a 2-4 unit and a short-term rental can each be treated differently.
  • Rent coverage. A DSCR comfortably above 1.0x signals a stronger file than a property that barely covers its payment.
  • Borrower profile. Credit, experience and liquidity can all influence terms.
  • Location and condition. Rural markets, vacant properties or deferred maintenance may be priced or sized differently.

Because these vary by lender and change with the market, any percentage you read in a blog post, including this one, should be treated as a starting point for a conversation rather than a promise. Ambition Lending does not publish a fixed DSCR LTV; request terms on your property.

How do I calculate my cash to close on a DSCR purchase?

Start with the down payment, then add every other cash item. The loan funds the purchase; it does not usually cover your costs of getting there.

Cash itemWhat it is
Down paymentPurchase price minus the loan amount
Lender fees and pointsOrigination and underwriting charges on the loan
Appraisal and third-party reportsValuation, rent schedule and any required inspections
Title, escrow and recordingSettlement charges, which vary by state
Prepaids and escrowsInitial insurance premium and a starting balance for taxes and insurance
ReservesLiquid funds the lender may require to remain after closing

The same logic applies to short-term loans, which is why our guide to cash to close on a hard money loan is a useful companion, and hard money closing costs shows how settlement items add up. Reserves are covered in borrower liquidity and reserves.

A hypothetical example

This example is hypothetical and for illustration only; it is not an Ambition Lending quote. Suppose an investor is buying a rental for $300,000 and the lender offers a loan of $225,000. The down payment is $300,000 minus $225,000, which is $75,000. If closing costs and prepaids total $9,000 and the lender asks for $15,000 in reserves, the investor needs about $99,000 liquid ($75,000 + $9,000 + $15,000), even though only $75,000 is the down payment. Real figures will differ, so always ask for an itemized estimate.

Does a larger down payment improve a DSCR loan?

Usually, yes, because it shrinks the loan and therefore the monthly payment. DSCR is monthly rent divided by the full payment (principal, interest, taxes, insurance and any HOA), so a lower payment raises the ratio. If the same $2,400 rent faces a $2,100 payment, DSCR is about 1.14; if extra down payment cuts the payment to $1,900, DSCR is about 1.26. That illustration is hypothetical, but the direction is reliable: more cash in lowers the payment and strengthens coverage.

A larger down payment is not automatically better for returns, though. Cash left in the deal cannot be used elsewhere, and if the loan cost is below what your cash can earn, leverage may serve you better. Our piece on why using your own cash can hurt ROI walks through that tradeoff. Run both scenarios with the DSCR calculator and compare.

Can I get a DSCR loan with no money down?

Not in the sense of financing 100% of the price on a purchase. The lender needs your equity in the deal. Some investors reduce the cash they bring by negotiating seller credits for closing costs, or by refinancing a property they already own with equity, which is a different transaction from a purchase. See DSCR cash-out refinance requirements for how that works.

If the property is a rehab, a DSCR loan is usually the second step. Many investors use a short-term loan to buy and renovate, then refinance the stabilized rental. The guide on when to refinance from hard money into DSCR covers timing, and seasoning rules explains waiting periods.

What documents will the lender ask for about my funds?

Expect to show that the down payment and reserves are really yours. Typical requests include recent bank or brokerage statements and an explanation of any large recent deposit. If the borrower is an LLC, the lender will also review entity documents; see how a DSCR loan works in an LLC.

Because DSCR loans are business-purpose loans, they are generally outside the consumer mortgage rules. Regulation Z exempts credit extended primarily for business, commercial or agricultural purposes, which is why the lender will ask you to confirm the property is an investment and not a home you will occupy. Only sign that certification if it is true.

How can I reduce the cash I need?

  • Negotiate seller credits toward closing costs in the purchase contract.
  • Shop the whole quote, including points and fees, not just the loan amount.
  • Time the deal so reserves are in place before the lender asks.
  • Improve rent coverage with a verified lease or rent schedule before appraisal.
  • Ask early what the lender will count as acceptable funds.

Frequently asked questions

How much down payment does a DSCR loan require?

There is no single number. The down payment is the purchase price minus the loan amount, and the loan amount is set by the lender's maximum loan-to-value, which varies by lender, property type, borrower profile and how well the rent covers the payment. Ask for a written quote on your specific property.

Can a stronger DSCR lower my down payment?

It can help. Rent that covers the full payment with room to spare is a stronger file, and lenders often reward that with better terms. Whether it changes the loan size is the lender's call, so ask.

Do I need cash for more than the down payment?

Yes. Plan for closing costs, prepaid taxes and insurance, an appraisal, and reserves the lender may require.

Can I use gift funds or borrowed money for the down payment?

Rules differ by lender, and business-purpose loans often have stricter sourcing expectations than owner-occupied loans. Ask before you plan around it, and be ready to document where the money came from.

Does a DSCR loan need a bigger down payment than a hard money loan?

They work differently. A hard money loan is sized on purchase price, rehab and after-repair value for a short hold; a DSCR loan is sized on the finished rental's value and cash flow for a long hold. Compare the cash to close on each rather than assuming.
